Winter property check
The property is empty. Somebody should still be looking at it.
Most winter damage is slow and silent: a dripping valve, a blocked gutter, damp behind a wardrobe. We visit on an agreed cycle, run the systems, look at the things that fail in cold weather, and send you a dated report with photographs.
What we check on each visit
- Heating run up to temperature, radiators and thermostats checked
- All taps and showers run; toilets flushed to keep traps sealed
- Visible leaks, damp patches, condensation and mould checked room by room
- Windows, doors, roof line and gutters looked at from outside
- Post cleared, rooms aired, alarms and smoke detectors checked
- Dated photo report after every visit — useful for you and for your insurer
Who books this
- Holiday lets closed from November to March
- Guest houses shut between seasons
- Owners who live away from the property
- Anyone whose insurance requires evidence of regular inspection
Questions
Before you book
Does my insurer need this?
Many unoccupied-property policies require inspections at a set interval and evidence that they happened. Check your wording — our dated photo report is written to serve as that evidence.
What if you find something wrong?
You get a call the same day with photographs. For anything under a limit you set, we can arrange a trade ourselves rather than wait.
Do you hold keys over winter?
Yes, with a signed record. Codes are stored separately from addresses and changed at your request when the season starts.
